Tips For Staging Your Home |
Perception Is Reality
Will Rogers once said, “You never get a second chance at a first impression.” While Mr. Rogers was talking about people, it is also applicable to houses, especially when they are on the market for sale. That is why it is important that the first impression be a favorable one.
Picture the “Model Home.” The home is presented in such a way that most perspective buyers are not only attracted to the home itself, but also the furniture, the wall decorations, the flowers and even the knick-knacks on the shelves. Homes having this kind of appeal sell quickly and usually for the highest price possible!
You’ll never have more activity in the home than you will in the first three to four weeks of the listing. There are buyers out there who have seen everything available and for one reason or another, haven’t purchased. They are just waiting for something new to come on the market.
Agents are just as anxious. A property will typically sell for the highest price during this time. That’s why it is imperative that the property look good from the street, up the sidewalk, on the front steps, throughout the house, in the darkest closets, and even in the attic. You want to give the impression of a well cared for home.
When given a choice of two comparable properties similar in price, buyers will almost always choose the one in the best condition. On the other hand, buyers offered a choice of two properties in similar condition typically choose the property offered at a lesser price.


Tips For Our Clients On How To Prepare For A Showing
Agents from many real estate firms will wish to show your house. It is important that the house appear attractive and clean. The following tips will help ensure a smooth showing:
- Please allow any agent who calls to show your home at the suggested time. If you are not frequently available, it is best to allow a lockbox to be installed on your door. If a lockbox is not installed, we will keep a house key in our office to use when you are out.
- Open all draperies and window shades during daylight hours. Your home will look bright, cheerful and sunny. Turn on bathroom lights, and lights in any poorly lit rooms.
- For an evening showing, turn on every light in the house -- especially in the bathrooms.
- Leave your utility bills on the kitchen counter or dining room table.
- Fresh flowers - in abundance - on the kitchen table - a fire in the fireplace on chilly days - sparkling bathrooms and kitchen - home aired and fresh smelling - your favorite pet confined or restricted - all are important for creating a pleasing first impression.
- Keep your yard and bushes neatly trimmed and well watered.
- All jewelry, small valuables, etc., should be stored in a safety deposit box or in a locked closet.
- If at all possible, step outside while your home is being shown and take your dog with you. If the agent has a question, she or he will find you. Buyers feel more comfortable walking through the house and are likely to spend more time there when the owners aren’t present.
- Let your agent know where you can be reached at all times. If you plan to be out of town, please leave a number where you can be reached.
- Replace any items, such as chandeliers, not included in the sale or tag them with “to be replaced with...” or “not included”.
- Apply a fresh coat of paint to any rooms in need and to the exterior trim of the house where necessary - a little paint will go a long way!
